ARCHITECTURAL DESIGN - The Lagois Design Process
Our design team listens closely to your ideas and dreams to create a custom house or renovation/additions plans to meet your needs. The building design process involves personal interaction between you and our design team to decide on aesthetic choices, spacial requirements and long-term goals. Once the design process is complete we produce Bill 124 certified workings drawings and provide copies of your blueprints, ready for construction.
Upon completion of working architectural drawings you own the blueprint drawings. You may continue to use the services of Lagois project management and/or construction to complete to custom home build. Or some homeowners wish to build themselves or have already chosen a builder.
3-D CAD custom house design drawings (typically) include:
- Ensure local municipal zoning and septic requirements are met
- Ensure the Ontario Building Code is followed
- Drawings include progressive plans for future house additions
- Make adjustments for minor variance applications (incompliance with local zoning by-laws)
- Floor plans include room placement window/door placement and overall room dimensions
- Measure and integrate existing home conditions in the new floor plan design (if applicable)
- Option to use alternative construction techniques such as ICF (insulated concrete forms) and SIP (structural insulated wall panels)
- Obtain approval from Ontario local conservation authorities for building in a flood plain and/or heritage area Details of environmentally friendly building techniques and energy efficient solutions
- Apply healthy housing techniques for allergies or other health conditions
- Arranging for survey and/or topograpgic surveys (grading plans)
- Blueprints can include electrical layout
- Exterior design suggestions including roof material, exterior finish, and windows and doors
- Arrange for interior design consultation including materials and colours
- Budget estimate to complete the project

Working Drawings include:
- Schedule 1 BCIN (building code identification number)
- Bill 124 certified plans
- Location plan
- Foundation and floor plans
- Elevation views
- Floor plans including truss and floor system layouts
- Structural engineering specifications (if applicable)
- HVAC and electrical layout
- Large format blueprint copies will be provided


Renovation or Addition Design & Plans:
If you are interested in a renovation or addition to your current home or building, we also provide blueprints for renovations and additions. In addition to the floor plans above, we can provide an home energy audit to determine the current energy efficient status of your home with recommendations for improvement.
