ARCHITECTURAL DESIGN - The Lagois Design Process:
By listening to your ideas and dreams we create a design that meets your needs. The design process is interactive with you (and our design team): ultimately achieving a conceptual design that works. Once the design process is complete we produce Bill 124 certified working drawings (“blue prints”).
Our Conceptual designs (typically) include:
- On site visit
- Spatial requirements
- Long term (future) goals
- Aesthetic choices
- Healthy housing techniques
- Environmentally friendly (green) building techniques
- Alternate construction techniques such as ICF (insulated concrete forms), SIP (structural insulated wall panels)
- Energy efficiency/alternate energy solutions
- Indoor and outdoor integration
- Integrating existing with new (renovations/additions)
- Measuring existing conditions (renovations/additions)
- Checking local zoning requirements to ensure By-laws are met
- Minor variance applications (if zoning by-laws can’t be met)
- Flood Plain and/or Heritage authority consultation
- Confirming septic requirements for rural properties
- Arranging for survey and/or topographic surveys (grading plans)

- Electrical design
- Landscape design
- 3-D CAD (computer aided design) drawings
- Budget estimates
Our working drawings (typically) include:
- Location plan
- Foundation plan
- Floor plans
- Elevations (exterior views)
- Building sections and technical details
- Door/Window/Finish schedules
- Truss and Floor system layouts
- Structural engineering
- HVAC (heating ventilation air conditioning) design (HRAI report)
- Schedule 1 BCIN (building code identification number), Bill 124 certified plans
- Large format “blue print” copies
Upon completion of working drawings you own the drawings. Services may continue with Lagois project management and/or construction. Some of our design clients wish to build themselves or already have a builder chosen.
