CONSTRUCTION - The Lagois Construction Process:

Lagois Pricing Process:
Our philosophy is to pre plan and pre select as many materials and items as possible prior to starting construction. Pre selecting materials helps alleviate cost over runs - BEFORE construction starts! We will help make material design and quality suggestions however we do not dictate what to put into your home - “It’s your home and you get to choose what goes into it”! For renovations and additions, we organize (on-site) project showings with relevant trades to ensure estimates reflect actual project requirements and costs.

Lagois Contract Process:
Once the estimates are finalized we enter into a written contract complete with start date, completion date, payment schedule and specifications. Critical for understanding what types of materials, quality of materials and finishes are included for your project, the contract specifications are detailed in writing!

Building Permit Process:
Lagois will apply for applicable building permits. If you undertake some of the construction (yes, we are open to this) we suggest the permit is taken out under your name: often projects take time to finish after our scope of work has been completed.

Lagois Building Process:
Because we believe in quality, we schedule limited (manageable) construction work at any given time. This allows our construction supervisors (Chris Parish and Chad Kean) to dedicate time for your project! Prior to starting a project we provide a flow chart (critical path) with time lines. Your site supervisor (Chris or Chad) will be your daily contact, will coordinate sub trades, coordinate material deliveries, coordinate building inspections, and manage quality control. You also have access to your project during construction!

Project Completion Binder:
Upon completion of your project we provide a project completion binder with the final inspection report, sub trade contact information, product warranty information, product selections, etc.

M.O.L. (Ministry of labour):
We register projects as per Ministry of Labour guidelines

Hazardous Material Testing/Designated Substance Survey:
For renovations/additions - Homes constructed prior to 1987 require a Hazardous Material Testing/Designated Substance Survey.
